Which service do I need?

If you are moving into an empty or shell space, you need a fit out. If you are staying put and improving what you have, you need refurbishment. If you want design and construction under one contract, that is design and build. If your lease is ending, that is dilapidation's and reinstatement. A free site visit will confirm which applies to your building.

How much does a commercial fit out cost in London?

As a 2026 working guide, Cat A typically runs £45 to £70 per sq ft, Cat A+ around £60 to £90, mid spec Cat B £70 to £110, and high spec design led workspace £110 to £180 plus. The final figure depends on the building's condition and your specification, which is why we price line by line after a site visit.

Do you take on small projects?

Yes. Our small works service covers partitioning, decoration, joinery, alterations and repairs, delivered with the same program control and finish quality as our major schemes. Plenty of long standing client relationships started with a single room.

Can you deliver more than one service on the same project?

Most projects combine several. A typical scheme might involve design, Cat B fit out, furniture and finishing, then aftercare, all under one contract, one program and one accountable team.

How quickly can you start?

A site visit can usually happen within the week. Design and procurement typically take two to four weeks, with most projects on site within four to six weeks of instruction. Urgent small works are often quicker.

Do you work in occupied buildings?

Yes, and it is a specialism rather than an exception. We phase works, contain dust and noise, and schedule disruptive trades outside your working hours, from campuses with shared building systems to galleries that stay open to the public throughout.

Lease ending? We price directly against the landlord's schedule of dilapidations and deliver CAT A reinstatement to your exit date — a well managed route out of your obligations.

- Priced line by line against the landlord's schedule
